GTA Online’s mansion discount is tied to a limited-time reward track connected to Prix Luxury Real Estate. If you earned it, each mansion should display a $2,000,000 reduction in price when you buy through the in-game Prix Luxury Real Estate website. If it isn’t showing up, there are a few checks worth doing before you spend eight figures on a property.
How the mansion discount works
The mansion discount is a flat $2,000,000 off the purchase price of the new mansions sold via Prix Luxury Real Estate. It’s earned by completing all three “New Listings” missions by the deadline of December 7. Players who hit the Gold Tier also receive GTA$1,000,000 and the Black Rockstar Varsity Crewneck as part of the same reward package.
Separately, simply playing GTA Online between November 13 and December 7 qualified players for a Black Tier reward that included a free Ubermacht Revolter (Sports) with a Sessanta Nove Monogram livery. That’s not the mansion discount, but it’s part of the same program.

Where the discount appears when it’s working
The discount shows up directly on the mansion pricing when you shop on the Prix Luxury Real Estate website in-game. The base prices for the three mansions are:
| Mansion | Location | Base price | Price with $2,000,000 discount |
|---|---|---|---|
| Tongva Estate | Tongva Hills | GTA$11,500,000 | GTA$9,500,000 |
| Richman Villa | Richman | GTA$12,800,000 | GTA$10,800,000 |
| Vinewood Residence | Vinewood Hills (near the Vinewood sign) | GTA$12,200,000 | GTA$10,200,000 |
Customization is priced separately. Interior style options include San Andreas Coastal (default), plus Los Santos Loft and Vinewood Regency for GTA$497,500 each. Tints cost GTA$100,000 and patterns cost GTA$245,000. Optional add-ons include a podium (GTA$650,000), armory (GTA$720,000), arcade (GTA$950,000), vehicle workshop (GTA$880,000), and private security (GTA$1,750,000).
How players earned the discount: the three “New Listings” missions
The requirement was simple: finish all three New Listings missions before December 7. The missions appeared as Prix Luxury Real Estate job markers and unlocked in sequence as you completed them. Completing the set triggered a notification confirming an exclusive discount on a future property purchase with Prix Luxury Real Estate.
There was also a time expectation baked into the reward messaging: the GTA$1,000,000 cash reward was expected to land in your Maze Bank account within 72 hours of completing the three missions.
If your mansion discount isn’t showing up
A common failure mode is that you receive the in-game notification and even an email confirming the discount, but the mansion prices never change on the website. Some players also report missing adjacent rewards, like the GTA$1,000,000 deposit or the Varsity Crewneck.
Step 1: Open the in-game browser and go to the Prix Luxury Real Estate website, then scroll through the mansion listings and check the displayed price for each property.
Step 2: If you see the base prices (11.5M / 12.8M / 12.2M) with no reduction, switch sessions and check again to rule out a temporary sync delay.
Step 3: If you earned the Gold Tier but the discount still doesn’t appear after rechecking, submit a support ticket through Rockstar Support.
Some players report that contacting support led to compensation, and others saw the discount and the Varsity reward appear shortly after filing a ticket, while still waiting on the GTA$1,000,000 cash deposit.
If you missed the deadline
The New Listings missions needed to be completed by December 7 to earn the Gold Tier discount. After that date, you can still buy the mansions, but the limited-time discount tied to those missions won’t be something you can newly unlock through the same activity set.
A small UI pitfall: the website can look “missing”
One point that trips people up is thinking the Prix Luxury Real Estate site isn’t accessible. In practice, players have reported that it’s there, but you may need to scroll on the in-game page to reach the property listings.
If your discount is live, the math is straightforward: $2 million off the sticker price, before you start stacking on interior styles, patterns, and the bigger-ticket upgrades like private security. If it’s not live, the fastest path tends to be verifying the prices in the in-game shop and then escalating through Rockstar Support with whatever confirmation you received in-game.
