Houses in Mini War set the ceiling on your civilian count, which feeds your workforce, economy, and how fast your city scales. The lineup runs from a $150 Farm House up to the $25 billion Double Turbo Tower, and each tier trades cash and land for population. Knowing the cost, the civilian bonus, and the footprint of each one lets you pick the right building instead of overspending on prestige towers too early.

Quick answer: The Small House gives the best population per tile early on (+3 civilians on a 4×4 plot), while the Double Turbo Tower holds the most people of any single building (+55). Increase your maximum civilian cap through research or by capturing territories like military bases and laboratories before stacking high-tier housing.

All Mini War houses by cost and civilian bonus

Every house can be bought with in-game cash or Robux. The civilian bonus is how much each building adds to your population, and rarity rises alongside both the price and the size of that bonus.

Build time, resell value, and footprint

Land and build time matter as much as the cash price. Early houses sit on a 4×4 plot and finish in seconds, while the highest tiers take hours to complete and occupy much larger plots. Resell value is fixed at one-tenth of the build cost, so selling a placed house always returns 10 percent.

Population density: which house is most space-efficient

If your goal is the most civilians per tile rather than the most civilians per building, the Small House wins. It packs +3 civilians into a 4×4 plot, giving better population density per unit of land than anything else in the game. The Farm House is cheaper but only adds +2 on the same footprint, so the Small House is the better value once you can afford it.

Apartment Buildings become the efficiency pick once your land fills up. They fit +6 civilians into an 8×6 plot, helping you raise population without sprawling across the map. At the top end, the Hotel and the two Secret towers add the largest single blocks of population, but they demand huge plots and long build times, so they suit a mature city with cash to spare.

Housing progression by game stage

Buy the cheapest houses you can spam early, then move up only when your income can sustain the next tier. The table below groups the practical picks for each stage.

StageRecommended housesWhy
EarlyFarm House, Small House, HouseCheap and fast to place, so you can raise population quickly while saving for factories and defenses.
MidVilla, Apartment Building, Modern BlockBetter population scaling, and the Apartment Building saves space once land gets tight.
LateSkyscraper, Helix Tower, Hotel, Giant Skyscraper, Double Turbo TowerLarge population jumps for an established economy that can absorb the high cost and long build times.

Note: Your civilian cap is a separate limit from the houses themselves. Raise it through research or by capturing territories such as military bases and laboratories, otherwise extra houses will not translate into more usable population.

Rarity tiers for every house

Houses are split across seven rarity tiers, from Common up to Secret. Secret-tier buildings are the rarest and most expensive structures in the game.

Cash or Robux: which to use

Every house can be paid for with in-game cash or Robux. Buying with Robux speeds up early and mid-game placement, but the Robux cost on top-tier buildings climbs steeply, with the Hotel at 399 and the Giant Skyscraper at 599. Most free-to-play players grind cash for the expensive towers and save Robux, if anything, for smaller early skips.

The smartest path is to lean on cheap, fast houses early, switch to space-saving Apartment Buildings when land runs short, and only commit to Mythic or Secret structures once your income comfortably covers their price and long build timers. That keeps your population rising steadily without freezing your cash on a single prestige tower.
