Step 1: Open the map and look for the yellow Leon Estate Group, Property Agency icon. The relevant office sits near Bridge Crossings on Moomin Street, and fast travel will drop you close to the entrance.

Step 2: Walk inside and speak to Monica, the real estate agent. She handles every property listing in the city, so the conversation will pull up the apartment menu automatically.

Step 3: Select the Wiener Apartment from the listings. It will be the only entry available at rank 5; higher-tier properties stay greyed out until you climb further up the Tycoon ladder.

Step 4: Confirm the purchase to spend 200,000 Fons. The apartment is added to your owned properties immediately, and the City Tycoon objective tied to property ownership ticks over.

Step 5: Fast travel to the new unit on Little Banyan Road North to confirm access. The hallway leads straight into your personal space, ready for furniture placement.

Placing any furniture raises Comfort, and Anomaly Furniture pieces add passive effects that apply outside City Tycoon mode (such as Critical boosts or vehicle-related perks tied to specific items).

To place furniture in the Wiener Apartment:

  • Press the arrows icon at the top of the screen to open the decoration menu.
  • Pick a furniture piece, then drag and rotate it into position.

Furniture comes from level rewards, alley exploration around Hethereau, small shops, DeLuxur Decor stores (couch icon), vending machines, and certain side quests. Most pieces cost Fons, which you can refill through Hethereau Hobbies, Anomaly Commissions, and general exploration.

Inviting Espers over

The Wiener Apartment supports one Esper roommate at a time. To send an invite, you need Bond Level 4 or higher with that character. Open the apartment, press the character icon at the top of the screen, and pick the Esper you want to move in.

Hosting an Esper raises their affection through interaction. Hitting Bond Level 4 unlocks Familiar status, and Bond Level 6 promotes them to Close Friend, opening unique dialogue and bond items. Gifts and Bond Quests are the fastest way to push affinity if you are short on the bond level needed to invite someone.
